For landlords, tenants, and the people who are both
One account. Real roles. Real money.
The only property tool built for people who are landlords and tenants
and co-owners at the same time. One login. Real ledgers. The spreadsheet
and the second account both go away.
"We argue over text about who paid for the water heater. We have no shared view of anything."
Both co-own a duplex through a family trust
Raj lives in one unit, pays "rent" to the trust
A long-term tenant rents the other unit
In RPM To Go: both are owners. Raj is also a tenant on his own unit. Every dollar is in one ledger they both see. The other tenant uses a normal tenant portal.
Everything you need. Nothing nailed to a single role.
Every feature works whether you're collecting rent, paying rent, or splitting an expense with a co-owner.
Rent collection
Stripe Connect on the landlord side, saved cards and ACH on the tenant side. Tenants set up autopay in 90 seconds. You see payouts the next day.
Real leases, e-signed
Build a lease from a template, send it, get it signed. ESIGN/UETA compliant signatures with an audit trail. Cosigner reminders run on their own.
Applications & screening
Public apply links, FCRA-compliant consent flow, TransUnion credit + criminal, Plaid income verification. Charged at our cost — never marked up.
Maintenance with vendor links
Tenants submit requests with photos from their phone. Assign a vendor and they get a tokenized link — no account needed — to mark it complete with an invoice.
Bank-first accounting
Import CSV from Chase, Wells, Capital One, your credit union — anything. We don't make you switch banks. Mortgages, rent, and recurring expenses live in one ledger.
Listings & Zillow feed
Publish a listing once. We syndicate to the Zillow Rental Network (Zillow, Trulia, HotPads) and host a fast public page that converts.
Late fees that respect your state
Configurable rules per property: grace period, flat or percentage, daily caps. (State-specific maximums roll out as we finish the rules engine.)
Co-owner sharing, done right
Add your sibling, spouse, or business partner as a property member. Everyone sees the same ledger. No PDF exports, no "wait, what did you pay for?"
Tenant portal that lives on phones
Installable PWA, web push for rent reminders, one-handed flows for paying rent and submitting maintenance. Because nobody opens a laptop to pay rent.
How it works
From spreadsheet to set-and-forget in an afternoon
Add your property
Address, units, rent, your bank. Five fields, ninety seconds. Already have a mortgage? Add it now so the math is right at tax time.
Invite tenants & co-owners
Email invites with the right role attached. Co-owners see the ledger; tenants see their portal; nobody sees what they shouldn't.
Turn on autopay
Tenants enroll in 90 seconds. Card or bank. Rent shows up. Late fees apply themselves only when they should.
Close the books, painlessly
Import bank CSVs, tag transactions, export Schedule E categories per property. Hand your CPA one PDF.

If we built it, you get it. We don't gate features by tier — we only gate unit count.

What does "one account, three roles" actually mean?
Most property apps assume you are a landlord. Or a tenant. Or a property manager. So a person who is more than one of those needs more than one account.
In RPM To Go, your user identity is the constant. We attach roles — owner, manager, primary tenant, co-tenant — to specific properties and leases. You can be the owner of one place, a tenant on another, and a co-owner of a third, all from one login.
Do tenants pay anything to use the tenant portal?
No. Tenants never pay us, ever. Autopay, document signing, maintenance requests — all free.
Stripe charges a processing fee on ACH/card payments. Whether the landlord or the tenant covers that is configurable per property, and goes to Stripe, not to us.
Do I have to switch banks?
No. Bring whatever bank you already use. We import CSVs from Chase, Wells, Capital One, your credit union — anything. The tools that require you to switch banks make money on your deposits; we don't.
What happens if I have more than 50 units?
Honestly: you've outgrown us. RPM To Go is built for 1–50 unit landlords. If you're operating at 200+ units with employees and workflows, Buildium or AppFolio will serve you better. We'd rather tell you that than build a worse version of their product.
Is screening marked up?
No. TransUnion credit + criminal screening costs us about $35; we charge you $35. Plaid income verification costs us about $2; we charge $2. If we marked these up we'd make ~$30 a year per landlord and poison the trust. Not worth it.
When does the product launch?
We're shipping P0 (autopay, applications + screening, Zillow listings, tenant PWA, vendor portal) and rolling early access to the waitlist as we ship. Get on the list and we'll bring you in by cohort.
Where is my data, and what about backups?
SQL Server on a managed instance with point-in-time restore. You can export your full ledger, lease documents, and tenant records as CSV/PDF at any time, on any plan — including Free.
Early access
Be on the list before everyone else figures this out.
We're bringing landlords in by cohort. Tell us how many units you've got — yours and the one you rent — and we'll get you in.
